The Sitio at Atlantic Park

Virginia’s Coolest New Luxury Hotel Has Arrived In Virginia Beach

A new kind of energy has arrived in Virginia Beach with the debut of Atlantic Park, a first-of-its-kind destination centered around a wave garden that brings consistent, rideable surf to the East Coast. It completely reimagines the typical beach getaway, blending surf culture with a more elevated, design-forward experience. At the center of it all is The Sitio, a boutique hotel that feels fully connected to the park, offering a stay that is just as much a part of the experience as the waves themselves.

STAY

The Sitio stands out for its intimate scale and thoughtfully curated design. With just 20 suites, the property feels quiet, personal, and intentionally removed from the typical high-rise hotel scene in Virginia Beach. The aesthetic leans warm and modern with subtle coastal influence, using natural textures and soft tones to create a space that feels instantly calming. We stayed in the Cove Suite, which included a separate living area and a private balcony overlooking the surf lagoon, creating a really unique connection between the room and the energy of the park below.

To round out the experience, the in-room details lean just as elevated as the rest of the stay. Thoughtful touches like plush Belgian linens, spa-like bathrooms, and a clean, modern layout make the suites feel both comfortable and refined. It’s the kind of space that feels intentionally designed for unwinding, whether you’re easing into the morning with coffee on the balcony or winding down after a full day at the park.

What the property does especially well is the smaller, more thoughtful touches. Each morning begins with coffee delivered directly to your room, which makes the entire stay feel more relaxed from the start. The Sunroom serves as the main food and beverage space, offering a bright, easygoing setting for coffee, breakfast, and light bites. Breakfast was a highlight for us, especially the Island Time and the Beach House Lox, both fresh, balanced, and a perfect way to start the day. The outdoor spaces are just as impressive, with a heated pool and terrace area that quickly became one of our favorite spots to unwind. The fire pits add a cozy element in the evenings, and at sunset the entire space feels especially beautiful.

SURF

The wave garden at Atlantic Park is designed to work for a range of experience levels, with multiple wave settings that make it approachable for beginners while still offering something more advanced if you have experience. It creates a more consistent and controlled way to surf, which is a big part of what makes it so appealing. For those not surfing, the beach pass gives you access to the lagoon-side beach club area, where you can relax in lounge seating, order food and drinks, and spend time by the pool while watching the waves roll in.

DINING & MORE

Beyond the water, Atlantic Park is building out a strong lineup of restaurants, bars, and entertainment that give the entire area a built-in sense of energy. We had especially great dinners at Nami Nori Atlantic Park and Mi Vida Virginia Beach, both of which added to the overall experience in very different ways. With everything within walking distance, the park brings a social and lively atmosphere that rounds out the stay and makes it feel like a destination in its own right. A few other highlights here include drinks at The Shack, coffee from Bad Ass Coffee of Hawaii, and events and live music hosted at The Dome.
